Between visits

New to owning a garage door, or new to this one? These guides walk through what the parts are called, how the door should behave, and what a healthy door sounds like.

Frequently asked questions

Repair & Maintenance

What gets lubricated, and what is left dry?

The moving metal-on-metal points get a light coat: the spring coils, the hinge knuckles, the roller bearings and the pins at the bottom brackets. A silicone or lithium product made for doors is used, then the door cycles a few times to carry it in. The tracks are the exception; they are cleaned and left bare, since a slick track lets the wheels skid and holds grit against them. Garage Door Safety Inspection

Will the tune-up include replacing worn parts?

Small wear items found on the day, such as a roller or a hinge on a middle section, a bottom seal or a few fasteners, can often be replaced during the visit if you agree and the part is on the truck. Larger items, including springs, cables, drums, bottom brackets, a bent track or an opener gear, are written up as separate repairs with their own quote so you can decide with the facts in hand rather than under a raised ladder. Garage Door Tune-Up

Should I lubricate the track to help the rollers?

No. The track is meant to be clean and dry; grease on the rail gathers dirt and makes the wheels slide rather than roll, which wears them faster and can contribute to a roller leaving the rail. Put a silicone spray made for garage doors, or a lithium grease, on the hinge pins, roller bearings and spring coils, wipe off the excess, and give the tracks nothing more than a damp cloth. How do you work out which make and model my door is?

The manufacturer's label is the starting point. It is often a sticker on the end of a section, on the inside of the top section or on the vertical track, and it usually gives the model or series, a date and sometimes a colour code. Failing that, the panel design, section heights, thickness, joint profile and hinge spacing narrow it down, and the distributor can usually confirm the model from photographs and measurements. Springs & Hardware

My door is heavy insulated steel. Which rollers suit it?

A heavier door needs rollers with a load rating to match, generally ball-bearing rollers rated around seventy-five to one hundred pounds each rather than the light plastic wheels many doors ship with. It often needs long-stem rollers at the double hinges on the end stiles, and the top rollers, which travel furthest under load, deserve the sturdiest in the set. Nylon with ten or more bearings suits most insulated residential doors; very heavy or commercial-weight doors may still call for steel. Garage Door Roller Replacement

Can I keep using the door until the hinge is replaced?

It is better to leave the door closed and use another way in and out. A joint with a failed hinge flexes more on every trip, which strains the neighbouring hinges, can pull a roller out of the track and can crease the panel itself. If the door is already open or stuck partway, leave it where it is rather than running the opener again. A closed, still door is what the technician hopes to find. Garage Door Hinge Replacement

What happens during the visit?

The opener is disconnected and the door clamped. The technician identifies the track type and layout, checks each vertical run for plumb, spacing and fixing, looks at the jamb wood, the curve, the flag brackets, the horizontal runs and their hangers, and how each roller sits. Damaged pieces are dressed or replaced, brackets refixed into sound wood, the geometry reset, rollers reseated, springs re-tensioned if they were unloaded, and the door balanced and the opener tested. What happens during the visit?

The opener is disconnected and the door clamped. The technician identifies the counterbalance type, inspects both cables, the drums, brackets, rollers, track and springs, and explains what is found. The springs are unloaded, the old cables removed, new ones fitted and set so the door is level, and the springs wound back. The door is then balanced by hand, the opener reconnected and its safety features tested while you watch. Garage Door Cable Replacement

Openers & Access

What does an opener diagnosis actually involve?

A fixed sequence of checks, done in order so nothing is assumed. Power at the receptacle. Each control tried on its own. The photo eyes and their indicator lights. The head unit's flash code, if it has one. The drive train from motor to trolley. Then the door itself, disconnected and lifted by hand to test its balance. Only after that is a part named and, where it is a small one, replaced during the same visit. Garage Door Opener Diagnosis and Repair

Why does the door jerk or jump at the same spot every time?

A repeatable jolt at one point on the rail is usually a chain problem meeting a sprocket problem: a stiff link or a spread master link passing over worn sprocket teeth, so the chain rides up and drops a tooth. It can also be a burr or a splice plate on the rail where the trolley catches, or a roller on the door hanging up in the track at that height. The technician runs the door by hand first to tell the two apart. Chain-Drive Opener Repair

What information helps when I book a belt-drive repair?

The make and model printed on the motor head, roughly how old the operator is, what the belt is doing and what it sounds like, when it started, whether the red cord has been pulled and whether anyone has adjusted anything. A photograph along the rail showing the belt, and one of the label, settle most questions before the visit. Belt-Drive Opener Repair

How long does an opener replacement take?

Plan on about half a day for a straightforward swap on a balanced door: removal, hanging the new rail and head, wiring the sensors and console, setting travel and force, running the safety tests and programming remotes. If the door balance check turns up spring or roller work, or a receptacle needs adding by an electrical contractor, allow extra time or a second visit for that part. Garage Door Opener Replacement

Installation & Upgrades

How is the old door removed?

Technicians disconnect the operator, stabilize the assembly and control the spring system before detaching cables or high-tension fixtures. Sections are supported and separated in sequence, followed by track and related hardware. The agreed scope states whether removed materials are taken away, while site protection keeps nearby finishes and belongings clear during dismantling. Sectional Garage Door Replacement

What happens to the existing door and hardware?

The proposal should state whether old sections, track and related hardware are removed from the property or left for the owner. During dismantling, springs and cables are unloaded with controlled professional methods before panels come down. Items intended for disposal are separated from remotes, locks or other property you want retained, and the opening is cleared for its final measurement check. Insulated Steel Garage Door Installation

What happens to the old garage door?

The operator is disconnected, spring energy is released with controlled tools, and sections are removed in sequence. Tracks, cables, drums, springs, and brackets follow once their loads are managed. Disposal or recycling is handled according to the agreed scope. Clearing the old assembly also exposes jamb areas that deserve a final condition check before new anchors are placed. Wind-Rated Garage Door Replacement

How are two side-by-side doors made to look consistent?

The layout uses shared reference lines for window height, panel divisions, handles, strap accents and exterior trim. Each opening is still measured separately because floors and jambs can differ. Samples and elevation drawings help resolve whether both doors use identical patterns or coordinated versions scaled to their widths. Installation then checks closed position and seal contact independently while preserving the planned visual alignment. Carriage-House Garage Door Installation
