Garage Doors in WestmountRepair or replace?
An honest answer.

Homeowners in Westmount often ask whether their door has years left or is close to done. We tell you plainly. A door with sound panels and a good frame deserves a repair; a rusted, twisted or badly patched one is money better spent on a new door, and we explain which is which. We serve Fowlers Corners as well.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 64 in 100 homes · older homes
  • About 64% of homes in Peterborough were built in 1980 or earlier, according to the 2021 Census.Older garages tend to have lower headroom and narrower single openings, so replacement doors and openers are chosen to fit the space rather than the other way round. Measuring the header, side room and ceiling depth is the first step on every one of these visits.
  • Single-detached houses make up about 57% of homes in Peterborough (2021 Census).A neighbourhood with a mix of detached houses and townhouses or condos means a technician moves between a wide family double door and a narrow single in a row within the same afternoon. The van carries hardware for both, and each visit is planned for that door.

Garage Door Panel Replacement

Kneeling technician pressing a black rubber seal along the base of a white garage door, with a coiled roll and drill beside. — Westmount
The call
Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

Garage Door Perimeter Weatherstrip

Gloved person holding a black strip along the side of a sectional garage-door opening — Garage Door Perimeter Weatherstrip, Westmount
The call
The new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place. Along the top there is a gap you could slide a finger into, and the cold pours through it.

Garage Door Manual Lock Repair

Detached slide bolt and T-handle on a wooden garage workbench. — Garage Door Manual Lock Repair, Westmount
The call
The outside handle wobbles in your hand and the inside knob spins round and round with nothing attached. The screws that held the lock through the door skin have pulled loose, leaving oval holes, and the whole thing hangs on by little more…

Garage Door Roller Replacement

Person kneeling by a white paneled door in a garage, one hand on the black seal along its bottom edge. — Garage Door Roller Replacement, Westmount

Nothing on a garage door stores more energy than a wound spring. Handling it well means securing the door, releasing the tension in a controlled way, fitting the correct replacement and rewinding to the right count. This category is that work.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

Looking up at the coil above the door, you can see a clean split with a gap of several centimetres between the two halves. The rest of the spring looks fine, but the door has become almost impossible to move by hand.

  3. Part 3The cables

    Garage Door Cable Replacement

Standing inside with the door closed, you notice the cable on the right side near the floor has gone fuzzy. A handful of broken wires stick out like a bottle brush and the steel underneath is brown.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

New springs went in last year and the door balances well, yet it still clicks along the ceiling track like a train over rail joints. The wheels are the originals, worn to an oval, and the noise follows them from one end of the travel to the other.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door stops partway up for no reason, or opens fine and then refuses the next time. Some days the keypad works and some days it does not.

Frequently asked questions

How do you work out which make and model my door is?

The manufacturer's label is the starting point. It is often a sticker on the end of a section, on the inside of the top section or on the vertical track, and it usually gives the model or series, a date and sometimes a colour code. Failing that, the panel design, section heights, thickness, joint profile and hinge spacing narrow it down, and the distributor can usually confirm the model from photographs and measurements.

Why should the seal only touch the door lightly?

The fin is meant to bend against the door with a small, even deflection. That is enough to seal, and it lets the fin spring clear as the door lifts. Pressed hard, it drags on the door face, folds under on the way down, squeals and wears through well before its time, and it adds load to the opener. Set too far off, it leaves a standing gap. The light touch is the setting that lasts.

How long does a manual lock repair usually take?

An adjustment to a slide bolt or a guide is a short job, while a full T-handle replacement with new bars, a rekey and a door alignment fills a longer visit. Most calls sit somewhere between, and the technician gives you a realistic sense of the time once the door has been looked at, rather than guessing from the phone.

My door is heavy insulated steel. Which rollers suit it?

A heavier door needs rollers with a load rating to match, generally ball-bearing rollers rated around seventy-five to one hundred pounds each rather than the light plastic wheels many doors ship with. It often needs long-stem rollers at the double hinges on the end stiles, and the top rollers, which travel furthest under load, deserve the sturdiest in the set. Nylon with ten or more bearings suits most insulated residential doors; very heavy or commercial-weight doors may still call for steel.
