Garage Door Balance Adjustment

Since the new insulated panels went in, the door feels like a different animal. It closes with a thud, the opener labours where it used to hum, and lifting it by hand takes a proper heave rather than a fingertip.

In plain words

A garage door is balanced when its springs carry almost the whole weight of the door, so the door itself is nearly weightless in your hands and the opener only has to guide it. Balance adjustment is the service that restores that state. The technician disconnects the opener, moves the door by hand to see where it drifts or sinks, inspects the springs, cables and rollers, and then changes the spring tension in measured steps until the door holds still partly open, stays up when fully raised, and closes without slamming. The opener is then reconnected and its settings checked against the corrected door.

The call
You pulled the red cord to move the door by hand during the power cut, lifted it to about waist height and let go. Instead of staying put, it kept climbing on its own and thumped into the fully open stop.

How the visit goes

  1. Scene 1

Inspecting the springs before any turns are added

Adjustment only makes sense on a spring that is sound, so each one is examined closely. On a torsion system the technician looks for a gap in the coil, rust pitting, uneven coil spacing and a cone that has slipped on the shaft, and measures the wire size, inside diameter and length to confirm the spring suits the door's weight. On extension springs the check is for stretched or opened coils, a broken end loop and the presence of a containment cable. A spring that has simply lost a little tension can be wound up; one that is undersized or near the end of its cycle life is explained and offered as a replacement instead.

  2. Scene 2

Removing the friction that made the door feel heavy

Where the inspection found drag, it is dealt with before the springs are judged. Seized or worn rollers are swapped for new ones, one hinge at a time so the door never leaves its track. Track sections knocked out of line are eased back plumb and their brackets tightened to the jamb; a dent is dressed out or the section replaced. Hinges with play are replaced and their screws driven into sound material. The springs, hinge pins, roller stems and bearings then receive a light coat of garage-door lubricant. After this the door is lifted again, and it is common for the heaviness to be largely gone before any turns are added.

  3. Scene 3

Watching for the early signs of drift

You will now know what the door feels like when it is right, which makes small changes easy to spot. A door that begins to close with a heavier thud, an opener that pauses at the top or hums a little longer, a gap appearing under one corner, or a door that no longer quite stays fully open when released are all early signs. Cold weather can make the door feel a little heavier for a few weeks without anything being wrong. But a door that stalls, races or no longer passes its balance check is telling you to stop using it and book an inspection promptly rather than waiting out the season, since the cause is not always minor.

What shapes the quoteOtonabee Garage Door Services

Extension-spring containment and pulleys
On an extension door, a missing containment cable is added and worn pulleys are replaced with the adjustment. Each is a small parts line on the quote.
Commercial or oversized doors
Doors wider or heavier than a standard residential opening use heavier springs, sometimes several on one shaft, and take longer to wind and test, which the quote reflects.
Door out of level
A door with one corner high needs its cables reset on the drums before the tension is set, which adds a step to the visit and is listed as its own item.

Frequently asked questions

What is the difference between balancing a torsion door and an extension-spring door?

A torsion door has springs on a shaft above the opening, and tension is changed by winding the springs with steel bars, a quarter turn at a time. An extension door has springs along the tracks, and tension is changed by moving the hook or cable clip to a different position with the door open and clamped. The hand test that proves the result is the same for both.

What safety tests are done after the adjustment?

Two are standard. A piece of two-by-four is laid flat on the floor in the door's path and the door closed onto it; it must reverse and return to open. Then, as the door closes, an object is passed through the photo-eye beam near the floor, and again the door must reverse. Both depend on a balanced door, which is why they come after the adjustment rather than before.

Why does the door feel heavier in winter?

Cold stiffens the lubricant in the bearings and hinges and firms up the rubber seals, so the door drags a little more and the springs have slightly more to overcome. A bottom seal frozen to the slab adds to it, and this usually eases as temperatures rise. A door that stays heavy is worth a prompt check regardless of season, since persistent drag can come from binding, an obstructed track, rollers, hinges or cables as well as the spring balance.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 64 in 100 homes · older homes
  • About 64% of homes in Peterborough were built in 1980 or earlier, according to the 2021 Census.Older houses frequently have a garage door that was replaced once already, sometimes with a door chosen for the opening rather than the building. When that door reaches its end, there is a chance to pick a style that suits the house properly, and we measure with that in mind.
  • Single-detached houses make up about 57% of homes in Peterborough (2021 Census).Mixed housing often means mixed access too: individual remotes and keypads on the houses, building fobs and shared gates on the condos. We program, clear and replace all of these, and keep property managers in the loop where a door serves more than one household.
